i don’t know exactly how the way i pay when buying a house with cash . i guess that title company might be involved.

my question : Is that i write a cashed check of full amount to the title company and sign the agreements, then wait for the processing to be finished? Or I pay a portion of down payment , then the title company will continue the processing, and then i pay the rest on the day i sign the agreements?

Does anyone know how this process goes? how long will it take? Is that i pay in full amount at once, or i pay within several times?

    It depends on your agreement first thing you will need is a attorney a real estate attorney that is he will hold the money in escrow and release it when it is supposed to be released…

    As far as how long it will take it all depends on inspections and the title search which can take any where from 15 days (highly unlikely) to 4 months (likely) You should have the property inspected and checked as well as the title search to make sure there are no liens or fines on the property…Even if the property isn’t worth much you need to have all these done to protect yourself

    Don’t worry about them selling to another buyer because once you’re in contract with them they can not sell and you will have a period on the contract before you have to close which is negotiable ..Normally its any where from 1 month to 6 months….Good luck

    Edit- Further more after signing the contract you should take it down to the courthouse and register the contract which will protect you even further

    I did this I bought my house of my pal who was also my landlord, he wanted to sell and go to Spain. We agreed on price £XXXXXX whatever, It then took three months of his solicitor my solicitor writing back and forth and even then I had to get out and push those guys once or twice a week. Now I have a buddy who used to do conveyancing says it could be done in less than a week. Frustrating

    You first give a down payment (usually ten percent) upon signing a contract. Your lawyer should hold this money in escrow. Then you pay for a title search and if everything is fine and a closing date is established, you pay the remaining balance (90%) upon closing.
