We just received back the inspection, there are several small things here and there, but the biggest things I saw stand out were:
AC Unit would not function – inspector advises it is past it’s usage age and needs replaced
Baseboard heating could not be tested due to missing knobws
Sellers drilled screws at a couple spots THROUGH roof into shingles (yes, dumb), which is resulting in a slow leak in attic above garage in two spots
Will these be required to be repaired before closing, or can I have them repaired after closing? We got the house for $ 50,000 less than list price, so the sellers had said in that they wouldn’t be doing a bunch of small repairs for inspection. I like the house, so I don’t want to back out, but not sure how to handle this AC and Heat issue???
