My husband may be accepting a job in another state. The company said they would buy our home after having it appraised. What should be do to get the best possible appraisal?

We have two rooms in the house that aren’t painted. Our windows need cleaning. The carpets are in good shape but need cleaning…are these things important. What about cleaning up the garage floors and organizing it better?

    I would certainly paint those rooms, and clean the carpets. Appraisers don’t pay much attention to dirty windows, unless they are unbelievably filthy. Clean the garage floor, but don’t go nuts about organizing. They are appraising the PROPERTY, not your organizational skills.

    I do ERC or relocation appraisals all the time. Make sure you paint in a neutral color. We have to deduct for bold or outdated color choices. Wash the windows, shampoo the carpets, clean the garage floor and trim the landscaping. This is not a typical appraisal. It has to do with not only market value, but marketing as well. 90 days on the market is what most shoot for.Try to minimize clutter, especially if they will be showing it while you are still there. If there are any pet odors, make sure they are removed.Good luck and be prepared to get a little less than typical market value.BTW, they will probably send 2 different appraisers to make sure the value is accurate. If the 2 appraisers are far apart on value, they will send a 3rd.
