I’ve been looking around but haven’t seen a calculator like this. Anyone have any links for me?

The best option would be to find a realtor….Just talk first explain your situation, ask questions and then ask for a CMA (Comparative Market Analisis) report….Most of the agents do it for free especially if you are a serious seller…Price is very important when you list your house, you don’t want to overprice it or list it bellow the market value> The CPA compares the latest sales in your area and gives you the best match …

You need to speak with a real estate agent who specializes in your area. He or she should be able to do a comparative market analysis and give you a good idea of what similar houses have sold for in your subdivision and what houses are currently on the market. The same agent should be able to draw up a “net sheet” showing you approximately how much money you would net after paying all closing costs including commissions.

I don’t recommend such sites as zillow which are too often inaccurate. You may want to interview more than one agent. However if you are not a serious seller then please do not waste the real estate agents time and just hire an appraiser to do an appraisal for you. It will cost a couple hundred dollars depending on your location but it is the honest way to do it.

YES, Zillow and others, but not overly accurate.

Suggest you have one or more realtors come out and do presentation and prepare a market analysis for you. Common to interview two or more realtors and ask them for this.
Best bet if you are selling yourself, is to list with cut-rate realtors who charge a set fee to get your listing into the MLS. That is the most important tool for selling your home, because that gets it out there to those looking for homes.
