there are multiple FHA programs and thus multiple answers. some do not permit you to ever rent out the house, so you’d best find out which is which from the mortgage broker before you make an offer.

3 years or never depending on the contract you signed. Renting out a house requires a Commercial Mortgage. Read the papers you signed

while there is no “mortgage police”, you are committing mortgage fraud if you are knowingly going into it knowing it is not going to be a primary residence. So, FHA means the government is involved so that would make it um, yea, a FEDERAL crime, I hear there are nice tv’s in jail….not that it would come to that, but why risk it right?

I have not seen FHA paperwork that does not require owner occupancy of the residence, so it is quite possible the answer is never. Do not think you will get away with renting the house out, FHA is apparently getting viligent on this, and once you are found out, you will be served with a 30 day notice to repay the FHA loan. And penalties.
