when you co-sign for any loan you agree to be responsible for the debt, therefore, you are/were accountable for the mortgage payments too.

removing your name from the deed will not repair your credit, you would have had to remove your name from the promissory note in order to release yourself from the obligation to pay the mortgage.

the best way you can repair your credit is to pay all of your current obligations on time. you can also go to your bank and take out a six month to one year secured loan, and pay it off. then do the same at other banks. that will repair your credit the quickest.

don’t co-sign for anything you are not prepared to pay.

You can Quit Claim the Deed to anyone but that does not release you from your obligation to pay the mortgage/Note. You cannot remove yourself from the Note without a refinancee or selling the property.

Removing your name from the deed does nothing toward releasing you from your cosigner’s obligation on the loan.
