    You need to have it inspected by the local Social Services. I always bump the rent up since getting the tenants to pay 10% of the rent is not worth the trouble. They think paying $ 150 a month to live in a place that rents for $ 1000 is not fair. Also include utilities, because if they let the electric get cut off, you are the one who gets in trouble for it. Sorry to sound bitter, but we have a tenant now that has not paid their share of the rent for Sect 8 for four months. If you have a carpet, forget it, since the kids will spill red Kool Aid on it and ruin it.

    The liability insurance for the pool will exceed your rent. It is better to sell the house.
