I am unemployed and need to get out of this house ASAP. I am looking to sell it and clear the title, not make money off of it. How do I go about getting it listed if I don’t have the money to pay for the realtor? Can they take the cost out of what the house sells for? Any help would be appreciated.

And before I get any hate from anyone….yes, I am unemployed and can’t hold onto the house anymore. The ex-wife destroyed my credit and I can’t get a job anywhere. I’m just trying to rebuild my life after someone wrecked it and this house is just too expensive to keep.

    you can mke ads in some sheets and paste in the wall so that you can talk to the prospective directly instead of finding a realtor.

    of course! Negotiate way before giving an office a listing.

    U can negotiate for 10% or 1/2 of 1% or anywhere in-between. Keep in mind, please
    that according to new laws [about 25 yrs late in coming]–that MOST houses now are
    not sold by the listing agent but are BOUGHT through a buyer’s agent. The difference is

    Some offices also set a fee, $ 679 or whatever……..but in those cases, they rarely
    do any marketing

    to sell quickly, you can get a broker’s opinion and offer the house at that rate.

    You left off some important information for someone here to help with an answer in your particular situation. I understand you are unemployed, but you didn’t state if you were behind in payments (as obvious as they may be for some, please understand that you need to state everything) or that you have received a NOTICE of DEFAULT from your lender, or that you have tried to talk to your lender and they won’t help you.

    When you list your property with a listing agent you can ask to pay less commission and not pay any closing costs for the Buyer. This will tell the agent that you are not willing to pay the full 3% commission but are willing to pay say 2.5% and be prepared when the agent tells you NO at 2%. Yes, most transactions are 6% (Buyer side 3% / Seller side 3%) but if you and your Seller’s Agent and the Buyer and Buyer’s Agent can agree on 5% then that helps.

    The agent does not get paid until closing and comes out of the Seller’s proceeds.

    If you decide to work with a realtor then do not rely on him/her only to sell become a active team player in helping him promote it.

    A good realtor can help you sell it faster but the biggest mistake people make is to think that you should just wait for realtor to sell the house and not do anything to help…big mistake with home sellers.
