For example, what happen if the old resident death one year before inside the mobile home and the seller never told me nothing, I live in California and I don’t konw about the law in buying houses.I still paying the mobile home. so I do not what to do because I want to sell the mobile home maybe I going to have any problem with the new buyer

    Not sure about California, but in Texas you don’t have to disclose that someone died in the house. Why would you?

    The fact that a former resident died in the house is not a reason for you to feel that you have been misled. People die and people die in houses and if that was something that had to be disclosed it would be ridiculous. If you are not comfortable there, sell it.

    You must disclose what you know to your real estate agent, and yes by law you must disclose during sale the death of the house. I think there is a statute to how many years, it might be about 5 years for disclosing a death.

    Ask a real estate agent how many years after death must you disclose.

    It might be a longer sale, even more so with the economy the way it is out here.

    That information is not required weather it’s a mobile home or a regular home.

    The differance is though a mobile home depreciates in value like a car. So if you just bought it and try to sell now be prepared to take a loss.

    It sounds like you are referring to the death of a previous resident in the mobile home & if that should have been disclosed to you.

    You will have to check with your state’s requirements or check a Property Disclosure Form & see if the forms specifically asks about a death in the home. Our state’s Property Disclosure Form used require that any death in the home be disclosed, but has been revised & it is no longer required.

    For some people, this is not an issue. Typically, this is a HUGE issue for those of Asian decent, as a property is somewhat “cursed” in their culture and considered very bad luck.
