We are going to purchase a manufactured home from a private party in Wisconsin. No lawyers or real estate agents involved. What forms do we need to fill out to make sure we cover all the bases. I hear you need a HUD-1 form. Is that correct? I looked at the form and it seems to be for if you have a loan or are going through and agent. Please help

    You need to hire a well recommended real estate attorney and at the very least you need to pay for an appraisal on this mobile home. Hire a home inspector who knows mobile homes. Don’t try and save money when making a purchase of this type. Believe me you will regret not getting professional advice if this thing is not what is represented!

    In fact, I would go so far as to contact a real estate broker who knows this area before ever obligating myself to such a purchase. He or she may know facts about this type of real estate and other opportunities that are much better than this one that you found.

    At the very least follow the first paragraph to the letter but neither the appraiser nor the attorney will know the market like the real estate broker.
