You paid the contractor with checks, right, tracable money? And you have the agreement, with what he agreed to do the repairs for?

You only have to compare those two numbers, to tell if he was paid in full or not.

ANYONE can ask you for money. But you need to know, for sure, if you still owe this guy. If you do, he can put a lein on your house for the money you still owe him.

The contractor gave an “estimate” to reconstruct the house. If he ran into other problems that he didn’t know about in his estimate, he can charge for the difference, if that caveat was listed in the contract.

But the insurance company adjuster paid replacement cost, which was more than his estimate. If the insurance company paid for the total loss by replacement, that’s all they are going to pay.

If any more work had to be done, he can ask you for the difference. You have been paid for it. If you don’t pay, he can put a mechanics lien against your house, and sue you for the balance.

~~State laws vary, but a contractor normally must have a signed contract with the total cost of the work to be done. If things come up that change the contract amount, the contractor must have it stated in a change order, and signed by the homeowner.

What you need is the original contract to compare with what the contractor has actually been paid. If he is paid in full and you have records, then nothing to worry about.

If the contractor was not paid in full, then he has a right to lien and/or lien sale the home. So you need to get the records together and figure out what happened.~~
