    A million dollar loan at 6.5% is about $ 6300 a month. But, you also have to figure in property taxes and insurance, which would probably be another $ 1200 to $ 1500, depending on your tax rate and insurance coverage.

    1,000,000 / 12= 82,5000 give or take a bit
    / by 10=$ 8,250. give or take a bit

    we pay for our homes in the first 10 yrs, the rest all goes
    to pay the interest.

    This takes into account 20% down, but the interest rate would be lower if you could qualify for a less than jumbo loan.

    Go to bankrate.com and play around with the calculator using your down payment and interest rate.

    At least there is no state income tax in Texas but property taxes are very high in comparison to other parts of the country. Home insurance may be several thousand more as I was paying $ 1500 for a 365k home when I lived there.
